Newton deed filings show wide price range as most transfers lack posted sale prices

The South Middlesex Registry of Deeds recorded 17 Newton property transfers between Sept. 25 and Oct. 24, but only four carry a posted sale price so far, ranging from $728,000 to $3,250,000 with a median of $1,052,500 among those four.

The South Middlesex Registry of Deeds recorded 17 Newton property transfers between Sept. 25 and Oct. 24, but only four carry a posted sale price so far, ranging from $728,000 to $3,250,000 with a median of $1,052,500 among those four. The month's top transaction was 42 Smith Ave., which sold for $3,250,000 on Sept. 25. Twelve of the 17 filings were family trust reorganizations rather than open-market sales, and most of the remaining transfers have not yet posted a price, a normal registry lag rather than withheld information. With pricing data this limited, the overall market tone for the period cannot be firmly characterized.
