Newton recorded 18 property transfers between July 24 and Aug. 22, per South Middlesex Registry of Deeds filings, though only seven listed a sale price. Disclosed prices ranged from $685,000 to $3,375,000, with a median of $1,335,000. The top sale was 171 Hobart Rd. at $3,375,000, sold by Malcolm P. and Christina Wood Baker to Geoffrey S. Stewart. Ten of the 18 deeds showed matching family names between seller and buyer, often with a trust designation added, and no price disclosed, a pattern consistent with property moving into a trust rather than an open-market sale.
