Other Committee · Meeting of September 14, 2026

Newton's Zoning and Planning Committee reviewed data showing teardowns are reshaping the city's housing stock. Councilor Wright, working with summer intern Sam Gelber, found 402 homes demolished since 2021 sold for an average of $1.25 million and were replaced by homes selling for an average of $4 million, with a third of new builds exceeding 5,000 square feet. Councilor Getz called the pattern "windfalls," not "premiums," while Councilor Baker attributed it to market demand rather than zoning age.

Senior Assistant City Solicitor Andrew Lee briefed the committee on Massachusetts Chapter 40A amendments effective July 1 that let non-conforming properties expand floor area "by right" and loosen the variance standard to "practical difficulty." The committee unanimously recommended Kevin Mendick's appointment and reappointed three members to the Conservation Commission, and held a Nonantum-Oak Hill rezoning item for further review.
