Newton Home Sale Prices Cluster Above $2 Million in Disclosed June Transactions

NEWTON -- Eighteen property transfers were recorded in Newton over the past month, but sale prices were disclosed in fewer than half of them, with most of the undisclosed transactions moving property into family trusts rather than through open-market sales.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 18 Newton property transfers between June 19 and July 18. Of those, nine listed a disclosed consideration amount, ranging from $1,138,735 to $3,175,000. The median sale price among the nine disclosed transactions was $2,485,000. Eighteen recorded transfers is a moderate volume of activity for the period based on the raw count alone; the data does not include comparable figures from prior months or years, so no judgment can be made about whether this represents a change in pace.

TOP SALES

The month's highest-priced transaction was 37 Stearns St, which sold for $3,175,000 on June 22. Sellers Tarek and Uzma Saghir transferred the property to buyers Elizabeth Loeb Morse and Zane D. Krakovitz. At 6 Risley Rd, Jennifer and George Christopher Olson sold to Herman Anthony Carneiro and Tiffany Ying Hu for $2,700,000 on June 22. The property at 1806 Beacon St sold for $2,525,000 on June 22; the seller was Joyner Beacon LLC, and the buyers were Muhammad Samer Ansari and Hina Kaleem. At 110 Avalon Rd, Ariel I. and Bram P. Raphael sold to Jennifer Ruth Cunningham and Sarah Elizabeth Whittaker for $2,499,000 on June 22. Rounding out the top five, 22 Burdean Rd sold for $2,485,000 on June 22, with sellers Boris and Burcu Davidson transferring the property to buyer Joshua Goodman.

NEIGHBORHOOD BREAKDOWN

No two sales in the period shared the same street name, so no single street or neighborhood stood out. Grouped by price tier among the nine disclosed sales: two sold under $1.5 million (2000 Washington St Unit 3F at $1,138,735 and 29 Thaxter Rd at $1,400,000); four sold between $1.5 million and $2.5 million (5 Hammond St, 455 Waban Ave, 22 Burdean Rd and 110 Avalon Rd); and three sold above $2.5 million (1806 Beacon St, 6 Risley Rd and 37 Stearns St). The remaining nine transactions, spread across Day, Hobart, Walnut Hill, Lombard, Asheville, Nahaton, Crafts and Farwell streets, carried no disclosed price.

MARKET NOTES

Eight of the nine transactions without a disclosed price involved a grantor transferring property to themselves or a family member acting as trustee -- for example, Tatyana Abyzov to Tatyana Abyzov, Trustee of the Tatyana Abyzov Revocable Trust, and Kenneth E. and Janice G. Cunningham to Kenneth E. Cunningham, Trustee of a realty trust. These are consistent with estate-planning transfers rather than arm's-length sales. The ninth undisclosed-price transaction, 345 Crafts St, was a sale between unrelated parties, Carol D. Hamilton and David W. Wenstrom, with no consideration amount reported in the deed. Two of the 18 recorded deeds involved condominium units: 2000 Washington St Unit 3F, which sold to Newton-Wellesley Hospital for $1,138,735 -- the only disclosed sale below $1.5 million -- and 210 Nahaton St Unit 216, a trust transfer with no price disclosed. No square-footage or bedroom/bathroom data was available in the deed records, so no price-per-square-foot comparisons can be made.
