Newton's priciest June-July sale hits $2.76 million on Ashton Avenue

NEWTON -- Sixteen property transfers were recorded in Newton over the past month, with disclosed sale prices ranging from $532,000 to $2,760,000 and a median of $1,320,000 among the nine transactions that included a stated price.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 16 property transfers in Newton between June 26 and July 25, 2026. Of those, nine listed a sale price, ranging from $532,000 to $2,760,000, with a median of $1,320,000. The remaining seven transfers did not disclose a consideration amount, a pattern common in deed data and not unusual on its own. Based on the raw count of 16 recorded transfers, the period shows a moderate volume of activity, though the high share of undisclosed-price transactions -- several of which involve shared names between grantor and grantee -- limits how much can be concluded about broader price trends from this data alone.

TOP SALES The highest-priced transaction was 60 Ashton Ave, which sold for $2,760,000 on June 29. Sellers Natasha and Michael Ferrell transferred the property to Joshua M. and Christine Berg. The second-highest sale was 97 Eldredge St, which sold for $2,180,000 on June 26; sellers John A. Patti and Amy Kendall sold to Darren Beardall Gwin and Alison Dana Silver. At 26 Berkshire Rd, Zachary B. and Julija Hill sold to Ryan R. and Laura W. Satterfield for $1,800,000 on June 29. The property at 284 Lake Ave sold for $1,780,000 the same day, with sellers Gary Stephen and Leyla Goldstein transferring to buyers Qing Liu and Jie Jiang. Rounding out the top five, 66 Myerson Ln sold for $1,320,000 on June 26, with seller Lisa A. Garland, trustee of the Sunshine Realty Trust, transferring the property to Myerson LLC.
