Newton Home Sales Median Tops $1.6 Million as Upper-Tier Deals Dominate June

NEWTON -- Two Newton properties changed hands for more than $4 million apiece in the final days of May and opening weeks of June, anchoring a 16-transaction period that skewed heavily toward the upper end of the market.

  • MARKET OVERVIEW
  • Sixteen sales were recorded between May 31 and June 29, 2026, with sale prices disclosed on 11 of those transactions. Among the 11 disclosed sales, prices ranged from $675,000 to $5,300,000, with a median of $1,668,000. Nine of the 11 disclosed sales exceeded $1.2 million, indicating the period's activity was concentrated in the upper-mid to luxury price tiers. Five transactions were recorded without a disclosed consideration amount and are noted as price not disclosed throughout.
  • TOP SALES
  • The highest recorded sale of the period was 28 Dorothy Rd., which sold June 1 for $5,300,000. The seller was Desert Ridge LLC; the buyers were James Strain and Amy Colwell. The second-highest transaction was 34 Morton Rd., which sold June 1 for $4,300,000, with Brendan T. and Betsy C. McSheffrey selling to Todd Park and Amy Geng. The third-highest sale was 55 Washington Pk., which changed hands June 1 for $2,463,000; sellers Joshua B. Gahm and Marya E. Vant Hul conveyed the property to the Weinberg Diane L. Revocable Trust. Rounding out the top tier, 615 Saw Mill Brook Pkw. sold June 2 for $1,870,000, with Anne L. Rush and Michal Aleksander Karczmarek selling to Catherine Sheng Yu Yang as trustee, and 5 Evelyn Rd. sold June 1 for $1,850,000, with Andrew Stein and Catherine S. Yang conveying to Angelica and Afshin Far.
  • NEIGHBORHOOD BREAKDOWN
  • Two sales were recorded on Evelyn Rd. — 5 Evelyn Rd. at $1,850,000 and 165 Evelyn Rd. at price not disclosed — making it the only street in the dataset with multiple transactions. Among disclosed sales, four properties exceeded $1.8 million, forming a clear luxury tier led by the Dorothy Rd. and Morton Rd. transactions. A mid-market tier of five sales fell between $1,270,000 and $1,475,000, including properties on Day St., Parker St., Ware Rd., Winslow Rd., and one transaction with no street address on record. The sole sale below $1 million was the condominium unit at 183 Oak St., Unit 405C, which sold for $675,000.
  • MARKET NOTES
  • The only condominium unit in the dataset — 183 Oak St., Unit 405C — was also the lowest-priced disclosed sale at $675,000, while all other disclosed transactions appear to be single-family or trust-held residential properties, though property type cannot be confirmed from deed records alone. One sale entry (recorded June 1, seller LA LLC, buyer Zhang Jingping as trustee for AP Cottage Realty Trust, $1,270,000) carried no street address in the deed data; that transaction is included in price calculations but cannot be mapped to a specific location. Four of the five undisclosed-price transfers involved either a trust vehicle or a transfer between individuals sharing a surname or entity name, a pattern common in estate planning and family conveyances, though no motivation is assumed. The sale at 768 Watertown St. transferred from the Saunders Family Realty Trust back to Mark S. Saunders individually, at price not disclosed.
