Newton Residential Prices Cluster Above $2.8M as June Deed Data Shows High-End Skew

NEWTON -- A $19 million commercial transaction at 157 Herrick Road dominated Newton's early-summer deed filings, while five residential sales with disclosed prices ranged from $960,000 to $3.7 million and pointed to a high-end market for homes that did trade publicly.

  • MARKET OVERVIEW
  • The registry recorded 15 transfers in Newton between June 8 and June 9, 2026, but only six carried disclosed sale prices. That limited disclosure rate — 40 percent of the dataset — constrains any broad market conclusions. Among the six transactions with stated consideration, prices ran from $960,000 at the low end to $19,052,000 at the top, with a median of $3,105,000. Setting aside the $19 million commercial deal, the five residential transactions with prices ranged from $960,000 to $3,700,000, with a median of $2,885,000. The remaining nine transfers show seller-to-trustee or intra-family name patterns consistent with estate planning conveyances; price not disclosed is noted for each.
  • TOP SALES
  • The period's largest recorded transaction was 157 Herrick Road Unit 1, a Newton Centre property that changed hands for $19,052,000 on June 8; the seller was BSL Newton Development LLC and the buyer was VTR Newton Centre LLC, indicating a commercial or investment-grade transfer rather than a residential sale.

At 36 Roland St., Robert and Julie Morlend paid $3,700,000 on June 9, acquiring the property from Roland LLC in the period's highest-priced residential transaction.

Richard Gentile and Melanie MacLellan purchased 91 Waban Ave. for $3,325,000 on June 9; the seller was the Waban Avenue Realty Trust, with Barbara Bickart as trustee.

Aiden Eliot Shearer and Katherine Grace Shearer bought 97 Montvale Road for $2,885,000 on June 9 from seller Debra Pinals.

A condominium at 401 Albemarle Road, Unit 2, sold for $1,500,000 on June 9; Cecilia Bahamon and John Bostrom acquired the unit from Abby Rodman and John A. Vazquez.

  • NEIGHBORHOOD BREAKDOWN
  • With sales prices disclosed for only six of 15 transactions, a full geographic breakdown is not possible. Among disclosed residential sales, three clustered in the $2.8 million–$3.7 million range — Roland Street, Waban Avenue, and Montvale Road — suggesting those addresses sit in Newton's higher-value residential corridors. The Albemarle Road condo at $1.5 million represents the mid-range of disclosed residential prices. The 326 Austin St. sale at $960,000 was the sole transaction below $1 million with a stated price. No two disclosed-price sales share a street name.
  • MARKET NOTES
  • Nine of the 15 recorded transfers appear to be intra-party conveyances — deeds in which the grantor and grantee share a surname or in which an individual transfers property to a trust bearing the same name. These include transfers at 51 Cloverdale Road Unit 51, 35 Wyoming Road, 12 Appleton Circle, 610 Watertown Street, 987 Chestnut Street, 116 Ridge Avenue, 61 Nardell Road, 8 Pickwick Road, and one Newton address without a street number. These transfers carry no disclosed consideration and do not reflect arm's-length market activity. The 157 Herrick Road transaction, recorded between two LLCs for just over $19 million, stands apart from the residential sales and should be interpreted separately; it is included in the overall dataset figures but materially skews the full price range and median when combined with residential sales. The five arm's-length residential sales with disclosed prices represent the clearest window into Newton's housing market for this period.
